The Bedwyn Pub Company Ltd (hereafter The Company) is focused in securing as many villagers and local area commitment as possible enabling there to be a community focused pub based on engagement with the village and local area.

Historically the Cross Keys like many had been a tenanted pub tied to a brewery. While the Company has no objection to this principle it also believes a managed Free House where a Brewery can support the concept and enable local beers and beverages to be supplied will enhance the choice and bring regular new interest to the pub.

Food availability and choice is a key area of the business and The Company intend to enable the sourcing of local produce and suppliers to be a key element in this area. The appointed Manager will be responsible for establishing the sources and choice of menu’s which will be focused on the “good pub grub” principle at lunch time with potentially an enhanced menu for dinner and Sunday Lunches.

The Company want to enhance the use of the back room enabling clubs, societies, events and entertainment to take place on a regular basis, including the possibility of this being used as an exhibition area as well as a coffee club environment to create a young families meeting point, potentially opening several times in the week.

The Company also wishes to create a modern Bed & Breakfast facility and ultimately to make greater use of the building at the rear of the premises.

The Company

The Bedwyn Pub Company Ltd. Registered number 10922648 is a private limited company (Ltd).

It is important that everyone understands that this type of company is often used by new companies and small businesses and has a special status in the eyes of the law. These types of company are incorporated, which means they have their own legal identity and can sue or own assets in their own right. The ownership of a limited company is divided up into equal parts called shares. Whoever owns one or more of these is called a shareholder.  Shareholders have limited liability, i.e. the current amount you have invested, and the owners are not personally liable for the firm’s debts. This is a major advantage of this type of business legal structure. It is the Company who would be liable.


Until the Companies offer is accepted by the vendor the Company is being supported by a small steering group who have all committed time researching and developing this plan with a single focus to resurrect a village pub in the heart of the village community and local area.

The Company Board will expand from the existing members on the transfer of ownership from the current vendor to The Bedwyn Pub Company Ltd. Bringing in more expertise as it drives towards opening.

The first task of the Board is to implement the plan in accordance with the vison illustrated in this document.


The Bedwyn Pub Company Ltd.”, recognises that the building has previously suffered from under investment. Once a survey has been carried out the report will advise on the building structure as well as for example:

  • All structural repairs and the phasing of these related to structural and business plan requirements.
  • Reviewing and checking the Plumbing and Electrical systems with view to the immediate opening and the long term business development plan
  • Wheelchair access
  • Installing a new cellar ( and avoiding being tied to one supplier)
  • Refurbishing the Bar, Toilets and Kitchen so the front bar can be open.
  • Refurbishing accommodation for the manager.
  • Redesign and Refurbishing the back room toilets,bar as well as investigating sound reduction materials and thus enabling private functions not to interfere with the normal front bar activities.
  • Redesign / Refurbish the potential accommodation for a B&B.

As well as all the Health and Safety at Work Regulation under the 1974 Act, The Food Hygiene Act. Building Regulations including; Structure, Fire Safety, Electrical (Part P), Various Energy Acts, Disabled access and toilet requirements.
